This looks pretty sweet. Don't anyone buy it before i can check it out. Good garden growing soil looks like, a bit remote, but...
Daniel Boone country. Quiz:
1) Did Daniel kill (including white men and Indians) 3, 30 or about 300 men?
2) Was he 5'5", 5'10" or 6'3 or 4"?
3) Did he live to be 49, 63, or 85?

No googling or binging, honest guessing.

I would jump on it. I do not know property values in that area. Looks beautiful though. If I were interested in it I don't think I would have posted it here. Nice sized property, cabin, and seems to be a beautiful location and the price seems right. You mentioned that it was far from anything hence the pricing. If it is a second home go for it. If you have to work consider location. I found a perfect place in upstate NY several years ago and the price was great!!! Huge 160 year old home with new renovations, huge barn, creek, but not any jobs or anything close nor internet access that I need for work. Now I would never consider NY, taxes, gun laws, etc. Good luck.

Jump on it - it looks great, and not far from a major city means you can get your needs covered without a big lost day of driving. Just do your due diligence of the local crime, industry and flooding issues as well as neighbor issues.

Check for mineral rights—it’s not unusual for property to not come with mineral rights, and that can lead to problems.

This is an area I have done a lot of research on for a BOL. Adair county—as best as I’ve been able to gather—does not require building permits, has no zoning, and does not issue certificates of occupancy, so you can build and do on your property as you wish. Generally you need a plumbing and electrical inspection if you are hooking up to the grid, but those inspections come from the utility company, not Big Brother.

That area of KY gets around 48” of rain annually, which is higher than the national average, and has around 150 ‘rain days’ per year. Which means there a lot of days you are waiting for things to dry out if you are doing big projects, but you don’t do a whole lot of extra watering. Winter average lows are 0F and summer average highs are 85F. Lots of chilling hours—you can grow any fruit tree you want.

That price is not unreasonable from what I’ve seen. My dream would be to build my own house, but this looks like a very good property.

I don't see anything on the listing about Daniel Boone County. It's Adaire county ?

Yeah, that creek really looks valuable. (i wondered if it was only running that well AFTER a good rain) Boone country, not county. He carved his initials in some trees near by, they have one tree in a small museum in the near by town. "D. Boone 1871"
Great points by all, pretty much no jobs near by. I noticed that terrain also, and thought of the flash floods. Doubt it'd be a problem, but should check it out.
The whole place just seemed a great deal, creek, spring it said, 26 acres with teaming wild life and decent house.
Don't know if Sgt Booker googled it, but he got them all. Mr. Boone was 5'10", killed probably 3, one of which was an Indian and lived to be ripe old age of 85.
He got real sick when he was 82 and his youngest son Nathan had heard he'd died, so he made him a quick coffin. When Daniel got back, he was disappointed in the cheap casket and had a good one made out of Black Walnut. Showed it off to friends, etc. Then he had another, even nicer one made out of cherry. To play jokes on his grandkids, he'd lie in it sometimes and pretend to be dead, them come 'alive' having a good laugh.

boone died while on a bear hunting expedition with an NDN friend in what is now arkansas then part of louisiana territory. very likely of burst appendix after gorging on bear meat and sweet potatos fried in rendered bear lard off a 'fat young sow' he killed. the pair had subsisted on grits and jerky for some days before they took the bear - must have been quite hungry.
he is a distant relative by marriage on my mom's side of my family.
looks to be a great place btw.

Looks like an awesome property. I'd check for mineral, water, and timber rights, and covenants or building restrictions. If all that checked out, go visit. There could be an outdoor hog farm or a paper mill next door.

If everything was okay, I'd jump on it.

But now if you do buy it, you know you will want to tell us, and then the whole world will know about your BOL ;)

Wish I had that kinda cash. Looks like a nice patch of land. Check everything, though. Codes, local politics, everything. Make sure it ain't too good to be true. Good luck, buddy. Hope you get it.
