SW Wake. Hoping to move out to more rural areas (Chatham / Orange), sans HOA - with some acreage and a stream and a drilled well.

I need to stay within 30 min of RTP for work but no reason to live in the thick of it all.

Orange County resident here. Don’t know much about Chatham, but my advice would be to avoid Orange. The taxes are high, and most of the ordinances are ridiculous IMO.
