Default Moving to GA

My Sister and father live in Cummings Ga and since she is starting to need help with Dad we are moving there near end of July. Looking for good area to relocate with in 30-45 min from Cummings. With a Wal-Mart nearby as I will be transferring to it from my location in NH. Met my wife in WV and we lived there for over 8 years so belive we can blend in a little. Any help would be appreciated.

I liked living in GA, until I relocated for work and would head back that way in a heartbeat. Cumming is close enough to Lake Lanier that recreational areas and comunities supporting the recreation industry will be pretty busy. Maybe check up through Silver City and Dawsonville. Also, keep in mind that GA does get some wicked storms and tornados, many houses aren't built with basement type areas, unless the property has some sort of a slope that the house is built into.

Good luck with the relocation.

GA does levy a TAVT (Ad Valorum Tax) on cars https://onlinemvd.dor.ga.gov/tap/faqs.aspx
So, be aware of this, if your current state doesn't add taxes on the cars.

Stay north of cumming. All the urbanites from ATL have spread out well beyond what used to be Atlanta. The suburbs used to be Buckhead, then they swept to Sandy Springs, then Roswell, etc. it's like they couldn't stand living in the city they corrupted or something.
Cumming has been far enough out to be resistant but don't expect it to stay that way. Dahlonaga would be good if it weren't for the college. And tourists.
Keep getting advice and be patient. If you get an itch for a weekend camping/hiking trip, try Blood Mountain or Jacks river.

Some more thoughts:

The area is great - proximity to the lake, mountains and investment in parks and green space makes for great recreational opportunities.

Walmart locations close by - Cumming, Dawsonville and a new location being constructed half-way between. There will be 3 within a 10-12 minute radius.

Proximity to GA400 - on the north side of Atlanta I recommend being close to 400 for easy access north/south (we don't do east/west very well but it's improving.

Property taxes - Forsyth and Dawson county taxes and property values are both more reasonable than 15 miles south.

Other taxes - State income tax upper bracket 6% (you'll reach this marginal rate fairly quickly). Sales tax (varies by county) Forsyth is 7%. If I recall you're coming from a no sales or income (earned) tax state. you should factor that in.

P.S. Your experience in WV may or may not be of value. Just depends on how far up in the holler you go.

If you're looking for a church, First Alliance Toccoa is a part of my denomination. My current pastor came from there and he's really good, a solid Christian and a good man. Apparently it's a pretty big church because a lot of their kids go to church camp every year but I've never been there myself.

Well we did it living in Taccoa GA now in a rental after getting to know locals will look to buy in a year or two

Congratulations and welcome to Georgia! Taccoa is in a pretty area. We drive by several times a year on the way up to Harrah's in Cherokee NC.
