Default Maybe move to the state

Just put in a bid on a property in the state. 70+ acres and very nice land. It was an old cattle farm. The house looked nice and lots of outbuildings. Out in the country with a long driveway to the house. Lots of trees around the house so there is some shade.

We could move there with the horses pretty fast. Wish me luck.

Love living in SC/NC but snowbirds and people moving south have changed the state in a bad way. Had a few crazy laws trying to be passed here a few months ago, all from a few NJ and NY board members against shooting ranges and hunting areas.

Won't have that problem from me. I get hunting and I love shooting. I'm a gun guy and my wife a gun lady. We're trying to escape both high taxes and stupid gun laws. Plus a nice farm for the horses is a plus.

Nothing is worse than moving to another state and then wanting what you had in the last state. Those people just want to bring their former life with them and that's wrong. There was a reason they moved. But many of them try to reinvent that world maybe thinking it'll turn out better this time.

SC is great, but I'll second Lost Woods' comment. Political demographics here are a-changing. Liberal voters from failing liberal states want to trade their economic woes for a piece of the prosperity that conservative policies have won.

I will give a third to what the others have said. One other thing, check the area carefully. Maybe it's just near me but drugs and the activities they bring seems to be rampant anymore. Our county sheriff seems to practice catch and release. I personally have not had any problems but just hear of too many stories nearby.

What region will you be moving to? Sounds like the upstate. I live in Western Upstate. Good luck with the purchase. If you have never lived with fire ants you will learn to hate em lol.

Checked with the local police and the sheriff's dept. Bought lunch for a deputy and shared job history with him. He finally started talking frankly and said that meth was an issue but not really all that bad. He knew about the property we are looking at and said it'd be okay- low crime and all that.

We looked at the Western Upstate area extensively but it's rather expensive up that way. This place is in the Midlands of SC. Fire ants aren't a big deterrent, I know enough people down in the state and they have explained what to do with those. I guess I can wage war against them well enough if they are an issue. NBC warfare is still okay... at least against ants.

Where at in the midlands. That is where I am. I have lived here all of my life, 54 years. Lexington county area. Have seen it get progressively worse over the years. And meth is a big problem in the midlands. Google meth triangle. What makes it so bad is the former sheriff was indicted and convicted for illegal activities but things were actually better under him than the current sheriff. But this area has grown so fast and uncontrolled. Fire ants, you're on your own with them, lol. You never really keep them under control just kind of manage them around the house.

This is what i use on fire ants - works perfect - i kick off top of the mound an spray eggs/ants - i then plunge into the mound spraying deep as i plunge the wand - it kills them - now is the perfect time to get ahead on them

I have my fingers crossed for good luck for you. And if you do move here, I hope y'all enjoy living in the south. I know what you mean about the western upstate. We looked at land up there but quickly learned we couldn't afford it. We should have bought 20 years ago before the influx of people from other states started moving in and driving up prices. Now, I wouldn't move upstate if they slashed the land prices. Every time we visit more and more places are fenced off or controlled by homeowner groups. It's just not the same mountains anymore. Oh well, we decided to stay close to home and the grandkids.

I hope all works out well for y'all. Sounds like a nice place you're hoping to get.

So easy to get confused down here as a "tourist"... We have found a house in Malboro County that we will likely bid on. Again chatted up a Deputy and he said the place we are looking at is in the county and patrolled by them. Crime is reasonably low, all things considered. Meth is not a problem yet, but he admitted it would likely become an issue in the future. We are looking up the deed today and if that looks good, we will proceed. Obviously a home inspection and other stuff to do.

Nice place- 2800 sq ft house, 71 acres (40 is cleared pasture), a barn, nice storage building and a big work shop. There is a lake in the back of the property which is owner owned- has catfish, bass, and bream in it. Good amount of deer for hunting.

We are currently at Shaw AFB lodging and may get 9 to 12 days here. I never spent a lot of time on an AFB. Still have not IDed the fighters. Web page says F-16s but I saw a few that I didn't think were those. Maybe some F-15 AFNG training here or something. Fighter jet ID is not a skill I really have.

Okay, went to the county tax assessor office. Taxes are reasonable but higher than I thought they might be. A few things popped up. There is a “homestead” tax rate reduction that I can get since I’m older than 66 but I have to establish residency which is what I was planning to do anyway. The property would have to have me listed as either the sole owner or the first name on the deed- I wasn’t clear on that. There is also a veteran tax reduction that I gathered reduces the tax bill. That’s a nice thing.

Now to find out about zoning and other regs. There are seven “buildings” on the property and I’m trying to figure out the tax doc form in order to see if those are taxed. One is a small goat shed, one a small turkey shed and one is a small chicken coop. None of those are of much use to us, so I’d remove them. Possibly a chicken coop but I’d want a better one than that one.

There is a very nice good sized workshop that I could really use. There is a small storage shed that may be worked into both a tack room and a separate tool storage section but it needs some work. Also a small barn that we could easily build four stalls in but my wife is already talking bigger barn. Then there is a old, old single wide that is pretty much toast so I’d tear it down (tear it up ?) and have it removed. That clearly is assessed and taxes are placed on it. If removed, that would reduce the taxes. It does have its own well and septic and electric service with meter (not in use at this time) but that’s nice anyone.

There are two other wells on the property- one for the house and one for the pasture. Lots of underground hoses and some electric buried for both water and electrical fence power. Those are on a separate meter. The house has its own meter and well. It’s a nice set-up at first blush and has a lot of things I wanted at my current property.

A few flags were waving in my mind when I asked about laws, regs, or ords on putting in a shooting range. No one knew answers to that and said the Building Inspector could answer those but he wasn’t in today so we have another day trip to the courthouse to do yet. Also I have to figure out the Agriculture Tax reduction and the Forestry Tax reduction but the Building Inspector does that so another 1 hour trip up there but that’s not bad and we may be closer by then if the Shaw lodging is not renewable. Retired vets get 3 days and have to go for additional ones each time. We are not considered a priority lodging group so we can be tossed at the end of three days.

There is still lots to do so we are plowing away at it. If I can learn all the ins and outs here I’ll be happy. I know how house/property purchases in CT work, but it’s a lot different here. Not that I care, I just want to understand it.

Oh and everyone we talked to at the Courthouse were the nicest people I have met in years. Not like the rather abrupt folks back in CT that infest those offices. There is a underlying politeness down here and that makes me more polite also. My wife even said something about that to me. She said I was much nicer and more soft spoken. I don't know about that but I always tend to treat people the same way they treat me. Go figure...

Ended up chatting with another very nice Deputy. He actually called the Sheriff and spoke to the secretary and I may get a meet-and-greet with him. The Deputy I was talking to was very interested in my firearms instructor certs. He said if I had the certs for that I may be able to get a part-time job helping them with that. That was a big surprise but that was just a Deputy talking. I guess The Sheriff would be the man to talk to and I will dress up for that meeting/lunch I'd pay if I can pull that off. Time will tell.

Gun laws are pretty simple here. If your not in an incorporated area or town limits you should be ok with a range. I have a little pistol shooting area here at my house. Offer some of the local deputies to come by and shoot with you. As long as it's reasonable and you make a good backstop you should be good to go. Sounds like a great place you're getting into. That area is a little less populated than where I am so crime and other problems should reflect that.

The deputy I spoke with explained the crime rate stats. He said since the population is low, so any crime skews the stats higher. I know what he means since I spend 12 years doing the mandated reports and we showed higher crime in some areas but it was basically low. Just that the population was small and most reports use a percentage based on that pop so it looks higher than it actually is. Little to none violent crime out in the county though.

As far as the range goes, I'm going to have to build a hell of a berm (flat around there and I'm into safe shooting) which can be expensive but it's a long time dream of mine so I'll hopefully do it. I have the plan in mind, just don't know the cost yet. Yet just another thing on the burner for now.

But I'm still very interested in the property. Prime land, decent house, etc. My wife is getting kind of scared about it. She's arguing taxes costs, repair costs, etc, etc. Me- I think it's perfect. It's a real house and she's had us running around looking at single wide places with minimum land. I think I finally got her to understand I'm not interested in those. Go figure. We have different tastes in property.

Don't know about ranges in SC, but out in the country in GA you just set it up (using common sense, of course - think berms).

Outbuildings are not taxed unless they are "permanent" - concrete floors, non-movable, etc. When I put umps pole bard and two sheds, the assessor told me that of the pole barn had a gravel floor - no increase in taxes. Same with two large sheds that are actually on skids.

I think I'd start with the assessor. Also, as far as the "Ag tax reduction" and the "Forest tax reduction" - I looked into it and found 2 things:

It wasn't much of a reduction

I had to basically give up "control" of my land to a county commission. No moving buildings, putting up fences, etc etc without their written permission. It's my land and I don't want to have to beg them to move a shed. I passed on both. I DO have the Homestead exemption..

Marlboro county is not far from me, kind of borders my county. you'll like it there. hope it works out for you.
